We follow a structured, collaborative process to ensure your project runs smoothly from concept to construction. Here’s what you can expect when working with us:


1. Initial Phone Call – Define the Vision

We start with a phone call to understand your goals, timeline, budget, and overall project scope. This is your opportunity to share your ideas, and for us to ask key questions that will guide the next steps.


2. On-Site Meeting – Understand the Space

Next, we meet in person at your home or project site. We assess existing conditions, take measurements and photos (as needed), and discuss any site-specific considerations that could impact design or construction.

We would suggest obtaining a survey prior to this meeting and can recommend great vendors.


3. Proposal – Scope of Work & Budget

Following the site visit, we prepare a detailed proposal. This includes:

  • A defined Scope of Work
  • A Not-to-Exceed Fee Estimate
  • Project phases and deliverables
  • Estimated timeline
  • Budgetary Construction costs based on discussed scope
  • Zoning Review to ensure feasibility

We’ll review the proposal with you and adjust as needed before moving forward.


4. Concept Design – Explore the Possibilities

Once the proposal is approved, we begin the design phase. This includes:

  • 2–3 design options tailored to your goals and site
  • 3D models and virtual walkthroughs to help you visualize each concept
  • Refinements based on your feedback

5. Bid Set – Ready for Contractor Pricing

After finalizing the design direction, we prepare a Bid Set of drawings. These are suitable for pricing by contractors and include:

  • Dimensioned floor plans
  • Basic structural design
  • Preliminary material notes
  • Any other documents needed for accurate estimates

6. Contractor Selection – Pause for Bids

We pause design work while you gather contractor proposals based on the Bid Set. We’re available to:

  • Answer contractor questions
  • Provide clarification on design intent
  • Recommend trusted contractors if needed

7. Construction Documents – Final Build Set

Once a contractor is selected, we finalize the Construction Document Set. This includes:

  • Detailed construction drawings
  • Specifications and notes
  • Coordination with structural or other consultants (if applicable)

These documents guide your contractor through the build and are used for permitting and construction.
